Bell Rock Plaza, a 50-storefront shopping district nestled among the iconic red rocks of Sedona, Arizona was in need of a parking lot makeover. The plaza, located on a hill, was experiencing periodic flooding near storefronts and its asphalt showed advanced signs of wear and tear.

Bell Rock Plaza’s property management group, Spectrum Management Associates, called in Diamond Solutions, a local contractor specializing in drainage, catch basins, and parking lot paving projects. Diamond developed a plan to give the shopping center’s parking lots and drainage system a comprehensive overhaul. Diamond would fully rip out and replace the existing drainage system and give the parking lot a full depth (3 inch) mill and pave to repair major cracks, potholes and structural weaknesses.

Key Project Outcomes

The drainage and paving project at Bell Rock Plaza was a success. The new drainage system has significantly improved water flow, and the new pavement is smooth, durable, and according to the property management company’s most recent Google Review “looks beautiful.” The aesthetic red rock rip-rap adds a touch of beauty to the plaza and helps to protect the property from erosion.

Project Overview

PHASE 1: DRAINAGE SYSTEM INSTALLATION

The first phase of the project involved the complete removal of the existing drainage system and the installation of 400 linear feet of new storm drain piping and catch basins. The new piping was wider than the old piping, to better accommodate the downhill flow of water.

AN AESTHETIC TOUCH

Diamond installed red rock rip-rap (to match the surrounding Sedona red rock) around crucial hillside drainage points to prevent erosion from the heavy downhill water flow.

PHASE 2: MILL & PAVE

Once the new drainage system was in place, Diamond’s crew began milling the parking lot. The team successfully removed 3 inches of the top layer of asphalt, even on the difficult, steeply sloped terrain. Then, they repaved the entire 115,000-square-foot parking area.

ONE YEAR LATER

One year after the project was completed, Diamond returned to Bell Rock Plaza to sealcoat the parking lot as part of a proper maintenance schedule. The sealcoating will help to protect the asphalt from the elements and extend the life of the pavement.

The project was completed from start to finish, within 2 months. This timeline included fully ripping out the existing drainage systems, installing a new larger drain, milling (on difficult steeped terrain) and paving 115,000 square feet of asphalt.
