Project Summary

22 completed projects at 14 shopping centers across 8 states, anchored by a repave in Laredo, TX, where Diamond milled and overlaid roughly 204,000 square feet (about 4.7 acres) across two adjoining parcels.

Kimco Realty owns the shopping centers people actually use, the open-air plazas anchored by grocery, home goods, and everyday retail that a whole neighborhood drives through every week. Kimco is the largest owner of open-air, grocery-anchored shopping centers in the country, and every one of those centers runs on its parking lot. When the pavement fails, the tenants feel it and the shoppers notice.

Diamond Solutions maintains those lots for Kimco across the country. Completed work spans 14 shopping centers in eight states, from full-lot reconstructions to targeted repairs and restriping. In Texas, Diamond repaved an entire center. In Ohio, Tennessee, Georgia, Michigan, South Carolina, Washington, and Florida, crews handled everything from major mill-and-overlay work to the smaller repairs that keep a center safe and sharp between the big projects.

The value is the same at every property: one partner who can scope the work honestly, size it to what the lot actually needs, and get it done without emptying the parking lot a retailer depends on. That's what turns a single job into a national program.

ANCHOR PROJECT — Independence Plaza, Laredo, TX

Independence Plaza is two adjoining parcels of one busy Laredo shopping center, and Kimco needed both repaved. Diamond ran them in tandem as a single coordinated effort rather than two disconnected jobs. Across the two parcels, crews milled and overlaid roughly 204,000 square feet of asphalt with a new 2-inch wearing course, added a leveling pass across the larger parcel to reach full depth, and restriped the entire center: parking stalls, cross-hatches, stop bars, speed bumps, bollards, light-pole bases, and roughly 4,400 linear feet of curb painting. The new layout included ADA, EV-charging, fire-lane, and directional stencils. The work was staged so the center's tenants stayed open and shoppers kept coming while the lot was rebuilt around them.

Executing The Projecst: Delivering Across the Portfolio

PHASE 1: ASSESS EACH CENTER ON ITS OWN TERMS

No two shopping centers wear the same way. Diamond evaluates each Kimco property and scopes it to what the pavement actually needs, a full mill-and-overlay reconstruction at one center, targeted repairs and restriping at another, rather than one template applied everywhere.

PHASE 2: RIGHT-SIZED SCOPE

The work matches the property. Full-depth repair and overlay where the surface has failed, leveling where the grade needs it, and striping and stencils to bring the whole lot back to a clean, current standard. Each job sized to the real problem and priced for it.

PHASE 3:  KEEP THE CENTER OPEN

A shopping center can't empty its lot for construction. Diamond phases and stages the work parcel by parcel, area by area, around tenant hours and shopper traffic, so stores keep selling while crews are on site.

PHASE 4: ONE STANDARD ACROSS EVERY STATE

From Texas to Washington to Florida, every Kimco center gets the same standard of work and the same accountability. That consistency is what lets a national landlord hand its pavement to one partner and stop worrying about it.

STANDOUT PROJECTS

Independence Plaza — Laredo, TX: The flagship. Roughly 204,000 square feet of mill and overlay across two adjoining parcels, plus a full restripe with ADA, EV, and fire-lane stencils and about 4,400 linear feet of curb painting, completed in tandem while the center stayed open. A ground-up refresh of an entire shopping center's pavement.

Spring Meadows — Holland, OH: A major reconstruction at one of Kimco's Ohio centers, and a repeat relationship. After the initial repave, Kimco brought Diamond back for follow-up work at the same property. The kind of return call that only comes when the first job holds up.

Final Impact

Across eight states, Diamond Solutions has become the pavement partner behind Kimco Realty's shopping centers, from a full two-parcel reconstruction in Laredo to targeted repairs and restriping at centers around the country. Every property gets the same assessment, the same right-sized scope, and the same commitment to keeping the center open for business.

For a national landlord, that's one fewer thing to manage across a coast-to-coast portfolio. One call, one standard, one partner who shows up and gets the lot right, whether it's a full repave or a single repair.
