Project Summary
A self-storage lot earns its keep quietly. Tenants pull in with loaded trucks and trailers, back up to a unit, and roll out again, day after day. The pavement carries real weight and takes little notice until it starts to fail. When it does, a facility manager faces a simple question with an expensive answer: does this lot need a full rebuild, or does it just need a seal coat?
Compass Self Storage operates storage facilities across the country, and Diamond Solutions keeps those lots in service. To date, Diamond has completed 85 projects for Compass across more than 40 facilities in 12 states, from full-depth base reconstruction to crack sealing, sealcoating, and restriping. The relationship has grown facility by facility because the work holds up and because Diamond answers that expensive question honestly at every site.
That is the heart of the program. Diamond scopes each lot to what the pavement actually needs. Where the base has failed, crews dig it out and rebuild it. Where the surface is still sound, they protect it with crack seal and sealcoat. For an operator with facilities spread across a dozen states, that discipline is what keeps a maintenance budget pointed at the pavement that needs it, and nowhere it doesn't.

PICTURED PROJECT: Conroe, TX
A clean example of right-sized scope in a single lot. At the Marble Falls facility, Diamond's assessment showed a lot that was mostly sound but had failed hard in a few spots, all the way down through the base. So Diamond split the work. In the failed areas, crews dug out 1,362 square feet to a full 8-inch depth, rebuilt the base, and laid 3 inches of new asphalt on top. Across the rest of the lot, which was still structurally sound, they crack-sealed, restriped, and sealcoated all 96,500 square feet in two coats. The facility got exactly what it needed: a ground-up rebuild where the base was gone, and protection where it wasn't.

Delivering Across the Portfolio
PHASE 1: ASSESS EACH LOT ON THE DATA
No two storage lots fail the same way. Diamond evaluates each Compass facility and uses that assessment to separate the pavement that has failed structurally from the pavement that is simply aging. That read is what the whole scope hangs on.
PHASE 2: RIGHT-SIZED SCOPE
The work matches the finding. Full-depth base repair and new asphalt where the base has failed, crack sealing and sealcoating to extend life where the surface is still sound, and striping to finish. Each facility sized to its real condition and priced for it.
PHASE 3: KEEP FACILITY OPERATING
Tenants need access to their units. Diamond phases and stages the work around gate hours and drive-aisle traffic, section by section, so a facility keeps operating while its lot is repaired underneath it.
PHASE 4: ONE STANDARD ACROSS EVERY STATE
From Michigan to Georgia to Texas, every Compass facility gets the same assessment and the same honest scope. That consistency is what lets an operator plan a maintenance budget across a national portfolio and trust that every dollar is landing where the pavement needs it.
STANDOUT PROJECTS
Marble Falls, TX (pictured)
A right-sized rebuild — 1,362 square feet of full-depth reconstruction (8-inch base repair plus 3 inches of new asphalt) in the failed areas, with crack sealing, a full restripe, and 96,500 square feet of sealcoating across the sound pavement. Captured with aerial drone photos.
Warren, MI
One of the largest jobs in the Compass program and a repeat relationship, with Diamond back at the Warren facilities for multiple rounds of work. A heavy reconstruction at a high-traffic Michigan location.
New Hampton, NY
A major facility project and one of the larger recent jobs in the program, part of a cluster of New York storage sites Diamond has rebuilt and resurfaced.

One Partner, Every Facility
Across 12 states and 85 completed projects, Diamond Solutions has become the pavement partner behind Compass Self Storage's portfolio, from a full-depth rebuild in Marble Falls to facility repaves and targeted repairs from Michigan to Georgia to New York. Every lot gets the same assessment, the same right-sized scope, and the same commitment to keeping the facility open while the work gets done.
For an operator with facilities across a dozen states, that's one fewer thing to manage location by location. One call, one standard, and a budget that goes exactly where the pavement needs it, whether that's a full reconstruction or a single seal coat.
