Project Summary

EQT Exeter runs one of the largest industrial and logistics real estate platforms in the world, the distribution centers, warehouses, and manufacturing facilities that move product across the country. Every one of those buildings sits on a truck court and a parking lot that take relentless punishment from loaded trailers, yard equipment, and shift traffic. When that pavement fails, tenants feel it and operations slow down.

To date, Diamond has completed 58 projects for EQT Exeter across four states, from full facility repaves to targeted repairs, crack sealing, drainage fixes, and restriping. The relationship has grown building by building, state by state, because the work holds up and the crews keep the facilities running while it happens.

ANCHOR PROJECT: Mebane, NC

The newest project in the program, and a clean example of how Diamond handles a full distribution facility. At 1099 Corporate Park Drive, Diamond mill-and-paved the entire site: 51,329 square feet of 4-inch mill and pave across the truck court, where the loaded trailers run, and 39,690 square feet of 3-inch mill and pave across the employee lot, roughly 91,000 square feet of new asphalt in total, then restriped both areas. The truck court carries constant heavy trailer traffic, so it got the thicker, full-depth section over two lifts; the employee lot got a right-sized 3-inch section. The work ran from late July to late August 2026 and finished with a full restripe, and it was captured with an aerial drone video.

The work matches the load. A 4-inch section under a truck court that runs loaded trailers, a 3-inch section for employee parking, full-depth repair where the base has failed, and crack sealing and sealcoating to extend life where it hasn't. Each job sized to the real problem.

PHASE 3: KEEP THE FACILITY OPERATING

A distribution facility can't stop shipping for construction. Diamond phases and stages the work around dock schedules and truck traffic, so trailers keep moving and tenants keep operating while crews are on site.

Mebane, NC

A complete mill-and-pave of a distribution facility, roughly 91,000 square feet in total: 51,329 square feet of 4-inch pavement across the truck court and 39,690 square feet of 3-inch pavement across the employee lot, followed by a full restripe, completed while the facility kept operating. Claremont, NC

A heavy-duty distribution-facility rebuild. Diamond mill-and-paved 126,375 square feet in total: 94,360 square feet at a full 6-inch depth over three lifts, plus 32,015 square feet at 3 inches, then restriped the site with a new layout including ADA, fire-lane, and directional stencils. The 6-inch, three-lift section is a true full-depth reconstruction built to carry constant heavy trailer loads. Completed spring 2025.

Oakbrook Parkway in Norcross, GA

A whole business park in one coordinated effort. Across four adjacent buildings, Diamond mill-and-paved roughly 189,000 square feet of asphalt, mixing 2-inch and 4-inch sections so the heavier truck and loading areas got the thicker build, and added concrete repairs, new curbing, speed bumps, and a fresh restripe across all four lots. Diamond treated the campus as a single program rather than four separate jobs.
