Those properties sit in different states, they run on different schedules, and the pavement work they need ranges from a full parking-lot refresh to restriping five spaces in front of a single building.
EXFLEX manages that portfolio across state lines, and it counts on one pavement partner to keep it in shape. Diamond Solutions has taken on three projects for EXFLEX across Florida, Virginia, and North Carolina. Each site got the scope it actually needed, planned around the tenants who keep the center busy, and delivered to the same standard whether the job was a six-figure resurfacing or a quick striping visit.
The anchor of the program is the Gainesville, Florida shopping center at 1302 N Main St. A full-site evaluation turned into a coordinated refresh of the customer lot, completed in under a month while the stores stayed open. It set the tone for how Diamond works across the rest of EXFLEX's properties: assess honestly, scope for the real problem, and keep the doors open.

PHASE 1: FULL-SITE ASSESSMENT
Every EXFLEX property starts with an honest evaluation. At Gainesville, that meant walking the whole center and concentrating the budget on the customer-facing lot. At Lake Drive Plaza in Virginia, it meant mapping specific problem areas, the back entrance by Goodwill, the drive lanes, a failing roof drain under the sidewalk near Dollar Tree, rather than repaving everything.
PHASE 2: RIGHT-SIZED SCOPE PER SITE
The work matches the property. Full asphalt and concrete replacement where the base has failed, crack sealing and sealcoating to extend life where it hasn't, drainage and curbing repairs where water is the real problem, and striping where a lot just needs to look sharp again. In Asheville, that was as targeted as restriping the spaces in front of five specific buildings.
PHASE 3: KEEP THE TENANTS OPEN
These are working retail centers. Diamond schedules and stages around the tenants so shoppers keep coming and stores keep selling while crews are on site. The Gainesville center never closed during its refresh, and the Virginia work is being phased the same way.
