Project Summary

Kohl's runs two very different kinds of property, and both live or die on their pavement. There's the retail store, where the parking lot is the first thing a customer touches. And there's the distribution center, a 24/7 logistics operation where trailers cross the yard around the clock. Diamond Solutions maintains both for Kohl's, across four states.

The work ranges as widely as the properties do. At the Macon, Georgia distribution center, Diamond delivered a full clean, repair, crack-seal, and restripe across acres of truck court, entrances, and front parking. At the store level, the jobs are smaller and more surgical: asphalt patching in Mt. Pleasant, curb repair in Midland, a rebuilt catch basin in Gaylord, an ADA ramp in Traverse City, fresh striping in Simpsonville. Same client, same standard, wildly different job sizes.

That's the value Kohl's gets from a single pavement partner. One call handles a six-figure distribution-center overhaul and a one-day storefront striping visit, and both get done right, on a schedule that keeps stores open and freight moving.

Kohl's Portfolio

  1. Macon Distribution Center, GA: 1.45M sq ft sealcoat, 25,250 LF crack seal, full restripe + ~950 stalls re-numbered

  3. West Bloomfield, MI: parking-lot repairs
  4. Gaylord, MI: asphalt repair + catch-basin rebuild
  5. Midland, MI: concrete curb repair + asphalt patching
  6. Mt. Pleasant, MI: asphalt repairs
  7. Traverse City, MI: concrete ADA ramp
  8. Raleigh, NC: base + asphalt install
  9. Simpsonville, SC: striping

Highlight: Macon, GA Distribution Center

A Kohl's distribution center doesn't slow down. Trucks stage, load, and roll around the clock, and every trailer that crosses the yard puts weight on the pavement. Over three months in early 2024, Diamond took on a full refresh of the Macon facility, the rear trailer yard, the entrance ways that carry every truck in and out, and the front parking that employees and visitors use every day.

Crews sealcoated 1,449,283 square feet in two coats, nearly 1.45 million square feet, roughly 33 acres of pavement, crack-sealed more than 25,000 linear feet, restriped the entire lot, and re-stenciled about 950 parking stalls with fresh numbers, letters, and ADA markings. The work was staged zone by zone around the dock schedule so freight kept moving the entire time. Kohl's brought Diamond back that fall for additional crack sealing in the grass-growth areas, the kind of repeat call that only comes when the first job is done right.

Delivering Across the Network

PHASE 1: ASSESS EACH SITE ON ITS OWN TERMS

A distribution center and a storefront need different things. Diamond scopes each Kohl's location to what its pavement actually requires, a full-site refresh at Macon, targeted repairs and curb work at the stores, rather than one template applied everywhere.

PHASE 2: RIGHT-SIZED SCOPE

The work matches the property. Clean, prep, crack-seal, and restripe across acres at the distribution center. Asphalt patching, concrete curb repair, catch-basin rebuilds, ADA ramps, and striping at the stores. Each job sized to the real problem and nothing more.

PHASE 3: KEEP STORES OPEN, KEEP FREIGHT MOVING

Retail lots stay busy and distribution yards never close. Diamond phases and stages the work around customers and dock schedules so a store keeps selling and a distribution center keeps shipping while crews are on site.

PHASE 4: ONE STANDARD ACROSS EVERY STATE

From Georgia to Michigan to the Carolinas, every Kohl's property gets the same standard of work and the same accountability. That consistency is what turns a handful of separate jobs into a program Kohl's can rely on as it maintains its network.

33 Acres of Asphalt, Not One Closed Dock

Standout Projects

Macon, GA — Distribution Center

1,449,283 square feet of sealcoating in two coats, over 25,000 linear feet of crack sealing, a full restripe, and roughly 950 parking stalls re-numbered, across the trailer yard, entrances, and front parking of a 24/7 fulfillment center. Completed in about three months without stopping the freight, and backed by a Diamond warranty.

Gaylord, MI — Repair & Drainage

Diamond repaired failing asphalt and rebuilt a collapsing catch basin, fixing both the surface and the drainage problem underneath it in a single visit.

One Partner, Every Property

Across Georgia, Michigan, North Carolina, and South Carolina, Diamond Solutions maintains Kohl's pavement at every scale, from a six-figure distribution-center overhaul to a one-day storefront repair. Every property gets the same assessment, the same right-sized scope, and the same commitment to keeping stores open and freight moving.

For Kohl's, that's one fewer thing to manage across a national footprint. One call, one standard, one partner who shows up and gets it right, whether it's the distribution center or the storefront.
