Project Summary
The Oasis at Moss Park and The Oasis at Moss Park Preserve are luxury apartment communities in Orlando, Florida owned and managed by Picerne Real Estate Group.
The sister properties, which sit about a half mile apart, were due for routine parking lot sealcoating. The communities also needed to evaluate speed bump installation to help control traffic speed through the residential lots.
Picerne Real Estate Group called Diamond Solutions to help with parking lot solutions at both communities.

Key Project Outcomes
Diamond Solutions successfully installed the speed bumps and sealcoated the parking lots for both communities in 2 weeks, start to finish. Picerne Real Estate Group appreciated the expediency of the project, which minimized interruption to the daily lives of residents in the busy Orlando communities. The facility director noted that it was one of the smoothest experiences that he had ever had with a paving contractor.
Project Overview
PHASE 1: SPEED BUMP INSTALLATION
As part of its comprehensive scoping process, Diamond recommended the placement of 10 speed bumps throughout the communities to control traffic speed. Diamond successfully installed the speedbumps during the first phase of the project.
THE DIAMOND EXPERIENCE
When the real estate management group felt that the speed bumps needed to be a bit higher, Diamond immediately returned to add to the speed bumps at no extra cost.
PHASE 2: SEALCOATING
Diamond Solutions then returned to sealcoat the parking lots for The Oasis at Moss Park and The Oasis at Moss Park Preserve. Diamond Solutions provided an on-site quality control manager for the duration of the sealcoating of the two lots, which are 220,000 sq. ft. and 172,000 sq. ft. respectively.

JOB SITE KEPT CLEAN
Freshly applied sealant can easily track onto shoes, tools or vehicles. Diamond’s on-site quality control manager took every effort to keep the property clean for residents during the project. From addressing footprints on sidewalks to taking efforts to ensure sealcoat did not stain or splatter on surrounding surfaces, Diamond left the luxury property job site clean and neat.
SMOOTH TRAFFIC FLOW
From pedestrian to vehicular traffic flow, Diamond kept both bustling apartment communities moving safely. Diamond took planning for traffic flow during the Moss Park projects seriously – starting with the initial scope and map presentation. The traffic flow plan was executed seamlessly by the on-site quality control manager.
RESIDENT PARKING
Using frequently repositioned barricades and a phased sealcoating approach, residents were able to find conveniently located parking during the project.
