Kohl's runs two very different kinds of property, and both live or die on their pavement. There's the retail store, where the parking lot is the first thing a customer touches. And there's the distribution center, a 24/7 logistics operation where trailers cross the yard around the clock. Diamond Solutions maintains both for Kohl's, across four states.
The work ranges as widely as the properties do. At the Macon, Georgia distribution center, Diamond delivered a full clean, repair, crack-seal, and restripe across acres of truck court, entrances, and front parking. At the store level, the jobs are smaller and more surgical: asphalt patching in Mt. Pleasant, curb repair in Midland, a rebuilt catch basin in Gaylord, an ADA ramp in Traverse City, fresh striping in Simpsonville. Same client, same standard, wildly different job sizes.
That's the value Kohl's gets from a single pavement partner. One call handles a six-figure distribution-center overhaul and a one-day storefront striping visit, and both get done right, on a schedule that keeps stores open and freight moving.
A Kohl's distribution center doesn't slow down. Trucks stage, load, and roll around the clock, and every trailer that crosses the yard puts weight on the pavement. Over three months in early 2024, Diamond took on a full refresh of the Macon facility, the rear trailer yard, the entrance ways that carry every truck in and out, and the front parking that employees and visitors use every day.
Crews sealcoated 1,449,283 square feet in two coats, nearly 1.45 million square feet, roughly 33 acres of pavement, crack-sealed more than 25,000 linear feet, restriped the entire lot, and re-stenciled about 950 parking stalls with fresh numbers, letters, and ADA markings. The work was staged zone by zone around the dock schedule so freight kept moving the entire time. Kohl's brought Diamond back that fall for additional crack sealing in the grass-growth areas, the kind of repeat call that only comes when the first job is done right.

EXFLEX Property Services manages commercial retail centers, the kind of multi-tenant plazas anchored by names like Goodwill, Dunkin', Dollar Tree, and neighborhood banks. Those properties sit in different states, they run on different schedules, and the pavement work they need ranges from a full parking-lot refresh to restriping five spaces in front of a single building.
EXFLEX manages that portfolio across state lines, and it counts on one pavement partner to keep it in shape. Diamond Solutions has taken on three projects for EXFLEX across Florida, Virginia, and North Carolina. Each site got the scope it actually needed, planned around the tenants who keep the center busy, and delivered to the same standard whether the job was a six-figure resurfacing or a quick striping visit.
The anchor of the program is the Gainesville, Florida shopping center at 1302 N Main St. A full-site evaluation turned into a coordinated refresh of the customer lot, completed in under a month while the stores stayed open. It set the tone for how Diamond works across the rest of EXFLEX's properties: assess honestly, scope for the real problem, and keep the doors open.

Steak 'n Shake pioneered the idea of premium burgers and shakes in a fast-food setting all the way back in 1934. Their founder emphasized the quality of the "Steakburger" by preparing food in front of customers, with the words "It Must Be Right" used as the slogan.
Diamond Solutions brings that same standard to every parking lot. Across 10 states, we've completed 65 pavement and concrete projects for Steak 'n Shake restaurants — from a single mill and overlay in Battle Creek, Michigan to full-depth asphalt replacement, sealcoating, concrete repair, and striping at locations throughout the Midwest, South, and beyond. Each one is a busy restaurant with a drive-thru that can't simply shut down for construction.
That's the heart of the program: the work has to be right, and it has to happen on a schedule that doesn't disrupt business. Our customers need to focus on serving their customers. Diamond takes care of the parking lot details — planned around each restaurant's hours, sized to what each lot actually needs, and delivered to a consistent standard location after location.
The scale isn't the whole story; the consistency is. Whether it's one restaurant or fifteen in a state, each site gets the same planning, the same right-sized scope, and the same commitment to keeping the doors open while crews work.

The Food Lion Distribution Center in Butner, NC is a busy facility located near I-85. Semi-trucks are hard on parking lots and this one was no exception. Years of heavy traffic led to a worn-down loading area and the employee parking lot also needed to be replaced. The owner's agent, Kevin, was ready to reset the clock with completely new pavement and mitigate future liability risks.
It can be nerve-racking to know exactly what you're paying for with large paving projects. Our account executive, Clay, sent Kevin a detailed map and scope of work showing both square footage and the new asphalt depth.

FedEx keeps freight terminals, ground distribution centers, and logistics facilities running around the clock. Pavement at those sites takes a constant beating from tractor-trailers, yard trucks, and heavy dock traffic. Across four states, FedEx needed a paving partner who could handle everything from routine crack sealing to full concrete slab replacement without slowing down the flow of freight.
Diamond Solutions delivered on that need across 9 FedEx facilities in Michigan, Pennsylvania, North Carolina, and South Carolina, completing 13 separate projects. Combined, the documented work totaled more than 169,300 square feet of paving, sealcoating, and concrete work, plus over 106,700 linear feet of crack and joint sealing with additional sealcoating, new asphalt installation, and concrete work delivered across the program. No two sites were alike. Some needed a full mill and overlay after years of deferred maintenance. Others needed targeted concrete slab replacement in truck yards, sidewalk repairs, sealcoating, striping, and new asphalt.
Rather than apply one solution everywhere, Diamond matched the right scope to each facility, right-sizing the work to the actual condition of each lot instead of over-scoping it. From high-traffic freight terminals in Michigan to a full-service refresh in South Carolina, Diamond helped FedEx protect its pavement investment, address safety concerns, and keep its properties working.

Hendrick Automotive Group needed pavement, sealcoating, striping, and concrete work across 7 automotive properties in Cary, Durham, and Greenville, North Carolina. Combined, the work totaled more than 1.07M square feet across dealership lots, service areas, customer-facing spaces, and collision center properties.
Each location had its own set of conditions. Some lots were older than others. Some experienced different traffic patterns, drainage concerns, weather exposure, and operational demands. That meant the work could not be approached as one solution repeated seven times.
Diamond Solutions developed a coordinated multi-site approach that matched the right scope to each property while helping Hendrick maintain a consistent standard across the group. From mill and pave to overlay, crack sealing, sealcoating, striping, base repair, curb cleaning, and concrete work, Diamond helped improve the property experience across multiple active automotive environments.
