A Hobby Lobby lot is the first thing a customer touches and the last thing they remember. They pull in, park, walk the length of the lot with a cart, load up, and drive off. Long before anyone reaches the front doors, the pavement has already told them whether this store is cared for. Faded stripes, a cracked lot, and gray, tired asphalt say one thing. A clean, black, freshly striped lot says another.
Diamond Solutions keeps those lots sharp, store by store, across the country. To date, Diamond has completed 53 projects for Hobby Lobby across 35 store locations in 12 states, from full sealcoat-and-restripe refreshes to crack sealing, targeted asphalt repair, and concrete and mortar patching. The program has grown the way retail relationships should: one clean lot at a time, with stores calling Diamond back when the next location is due.
The value is the same at every store: one partner who can size the work to what the lot actually needs, get in and out in a couple of days, and leave a store looking cared for without ever closing it for business. That is what turns a single store refresh into a national program.
A complete parking-lot refresh at a busy Texas store. Diamond sealcoated 190,484 square feet in two coats, crack-sealed 6,870 linear feet to keep water out of the base, and restriped the entire site from the ground up: 425 parking stalls, cross-hatches and divider lines, four speed bumps, 70 parking stops, ten bollards, light-pole bases, and roughly 400 linear feet of curb painting, in four colors with a full set of directional, ADA, fire-lane, and no-parking stencils, plus mortar patching on the sidewalks.

EQT Exeter runs one of the largest industrial and logistics real estate platforms in the world, the distribution centers, warehouses, and manufacturing facilities that move product across the country. Every one of those buildings sits on a truck court and a parking lot that take relentless punishment from loaded trailers, yard equipment, and shift traffic. When that pavement fails, tenants feel it and operations slow down.
To date, Diamond has completed 58 projects for EQT Exeter across four states, from full facility repaves to targeted repairs, crack sealing, drainage fixes, and restriping. The relationship has grown building by building, state by state, because the work holds up and the crews keep the facilities running while it happens.

The newest project in the program, and a clean example of how Diamond handles a full distribution facility. At 1099 Corporate Park Drive, Diamond mill-and-paved the entire site: 51,329 square feet of 4-inch mill and pave across the truck court, where the loaded trailers run, and 39,690 square feet of 3-inch mill and pave across the employee lot, roughly 91,000 square feet of new asphalt in total, then restriped both areas. The truck court carries constant heavy trailer traffic, so it got the thicker, full-depth section over two lifts; the employee lot got a right-sized 3-inch section. The work ran from late July to late August 2026 and finished with a full restripe, and it was captured with an aerial drone video.

Kimco Realty owns the shopping centers people actually use, the open-air plazas anchored by grocery, home goods, and everyday retail that a whole neighborhood drives through every week. Kimco is the largest owner of open-air, grocery-anchored shopping centers in the country, and every one of those centers runs on its parking lot. When the pavement fails, the tenants feel it and the shoppers notice.
Diamond Solutions maintains those lots for Kimco across the country. Completed work spans 14 shopping centers in eight states, from full-lot reconstructions to targeted repairs and restriping. In Texas, Diamond repaved an entire center. In Ohio, Tennessee, Georgia, Michigan, South Carolina, Washington, and Florida, crews handled everything from major mill-and-overlay work to the smaller repairs that keep a center safe and sharp between the big projects.

Independence Plaza is two adjoining parcels of one busy Laredo shopping center, and Kimco needed both repaved. Diamond ran them in tandem as a single coordinated effort rather than two disconnected jobs. Across the two parcels, crews milled and overlaid roughly 204,000 square feet of asphalt with a new 2-inch wearing course, added a leveling pass across the larger parcel to reach full depth, and restriped the entire center: parking stalls, cross-hatches, stop bars, speed bumps, bollards, light-pole bases, and roughly 4,400 linear feet of curb painting. The new layout included ADA, EV-charging, fire-lane, and directional stencils. The work was staged so the center's tenants stayed open and shoppers kept coming while the lot was rebuilt around them.

FedEx keeps freight terminals, ground distribution centers, and logistics facilities running around the clock. Pavement at those sites takes a constant beating from tractor-trailers, yard trucks, and heavy dock traffic. Across four states, FedEx needed a paving partner who could handle everything from routine crack sealing to full concrete slab replacement without slowing down the flow of freight.
Diamond Solutions delivered on that need across 10 FedEx facilities in Michigan, Pennsylvania, North Carolina, and South Carolina, completing 14 separate projects. Combined, the documented work totaled more than 460,000 square feet of paving and sealcoating, plus over 129,700 linear feet of crack and joint sealing, with additional asphalt installation and concrete work delivered across the program. No two sites were alike. Some needed a full mill and overlay after years of deferred maintenance. Others needed targeted concrete slab replacement in truck yards, sidewalk repairs, sealcoating, striping, and new asphalt.
Rather than apply one solution everywhere, Diamond matched the right scope to each facility: right-sizing the work to the actual condition of each lot instead of over-scoping it. From high-traffic freight terminals in Michigan to a full-service refresh in South Carolina, Diamond helped FedEx protect its pavement investment, address safety concerns, and keep its properties working.

Kohl's runs two very different kinds of property, and both live or die on their pavement. There's the retail store, where the parking lot is the first thing a customer touches. And there's the distribution center, a 24/7 logistics operation where trailers cross the yard around the clock. Diamond Solutions maintains both for Kohl's, across four states.
The work ranges as widely as the properties do. At the Macon, Georgia distribution center, Diamond delivered a full clean, repair, crack-seal, and restripe across acres of truck court, entrances, and front parking. At the store level, the jobs are smaller and more surgical: asphalt patching in Mt. Pleasant, curb repair in Midland, a rebuilt catch basin in Gaylord, an ADA ramp in Traverse City, fresh striping in Simpsonville. Same client, same standard, wildly different job sizes.
That's the value Kohl's gets from a single pavement partner. One call handles a six-figure distribution-center overhaul and a one-day storefront striping visit, and both get done right, on a schedule that keeps stores open and freight moving.
A Kohl's distribution center doesn't slow down. Trucks stage, load, and roll around the clock, and every trailer that crosses the yard puts weight on the pavement. Over three months in early 2024, Diamond took on a full refresh of the Macon facility, the rear trailer yard, the entrance ways that carry every truck in and out, and the front parking that employees and visitors use every day.
Crews sealcoated 1,449,283 square feet in two coats, nearly 1.45 million square feet, roughly 33 acres of pavement, crack-sealed more than 25,000 linear feet, restriped the entire lot, and re-stenciled about 950 parking stalls with fresh numbers, letters, and ADA markings. The work was staged zone by zone around the dock schedule so freight kept moving the entire time. Kohl's brought Diamond back that fall for additional crack sealing in the grass-growth areas, the kind of repeat call that only comes when the first job is done right.

EXFLEX Property Services manages commercial retail centers, the kind of multi-tenant plazas anchored by names like Goodwill, Dunkin', Dollar Tree, and neighborhood banks. Those properties sit in different states, they run on different schedules, and the pavement work they need ranges from a full parking-lot refresh to restriping five spaces in front of a single building.
EXFLEX manages that portfolio across state lines, and it counts on one pavement partner to keep it in shape. Diamond Solutions has taken on three projects for EXFLEX across Florida, Virginia, and North Carolina. Each site got the scope it actually needed, planned around the tenants who keep the center busy, and delivered to the same standard whether the job was a six-figure resurfacing or a quick striping visit.
The anchor of the program is the Gainesville, Florida shopping center at 1302 N Main St. A full-site evaluation turned into a coordinated refresh of the customer lot, completed in under a month while the stores stayed open. It set the tone for how Diamond works across the rest of EXFLEX's properties: assess honestly, scope for the real problem, and keep the doors open.
